Week 1 - Completed!

We went by the lot on Friday after work and were excited to see the the cinder blocks had been laid for the foundation and decorative brick was also up!



It's funny how small it looks when it's just the  foundation.

Our 2 gripes - 

1. We have not recieved a call from our PM at all. We should have set the expectation that we wanted a weekly update, but I thought they would be doing that. Is that a demanding expectation?
We are also getting a new PM since we met with the supervisor while they were determining who would be the PM long term at our neighborhood. 

2. The garage service door (that we paid extra for) is not in the correct place. We reviewed at our pre-construction meeting we wanted it towards the back of the garage and were told no problem. When we went by on Friday, it was laid out to be at the front.  It's not the end of the world, but it's frustrating when you've discussed something and it is ignored.

We have conveyed both concerns to our SR. He's acknowledged and now we are waiting to hear back. 

What were your gripes during the first week of construction?

  1. Our PM said he would give us weekly updates, and we shall see if he will. So far he has been response to emails so that's a good sign.

    With the door, make them correct it, or if they aren't able to, insist they give you somethingg for their screwup. If it doesn't get settled on the local level, don't be afraid to go up the food chain. Tomorrow we are actually having a meeting with the Regional VP for Ryan related to concerns we're having with our current SR and some other issues.

    1. Glad to know the weekly update isn't a terrible request. If they can't fix the door, then I'm trying to figure out what we'll request. I hope your meeting goes well - good luck!

  2. Definitely weekly updates are not too much to ask for and should be expected! Every Monday morning without fail (even while he is on vacation) we get emails with photos attached. Your PM should have discussed with you how often he would be in contact and keeping you updated in the building process at your preconstruction meeting so it sounds like it is a good thing you will be getting a new PM.. If it has been over a week since they broke ground and you haven't heard anything from him I would go ahead and say something. Hopefully the issue with the door gets sorted out as well and that is the only complaint you ever have!

    1. The interim PM said he didn't like email and he preferred phone - it would be nice to get some picture updates though. We should have brought up our expectations and been more clear, but I thought weekly would at least be standard. Agreed - hopefully this is the only complaint we have!

    2. My own opinion is I hate phone. Can become a he said/she said when there's an issue. We've pretty much said we mainly want email or text. That way there is a verifiable paper trail and they can't claim anything was a misunderstanding. I'd tell him, "Sorry, I'm not easily available by phone during the day, I'd prefer email or text". Just a thought. We're requesting some free extra can lights or trim upgrade for the issues we've had. I'll let you know how it goes.

  3. James I second that! It was really stressed to us that everything be discussed in email, even weekly updates so if we had an issue with something it would be documented and there would be no he said/she said. LuLu if your PM said he preferred phone contact I'd consider James's advice just to cover yourself.
