Final Home Inspection

We had our final home inspection on Saturday.  It started at 2 pm and ended after 4:30 pm, so it was a nice thorough time spent looking over the house.  If you are on the fence about doing a home inspection, get off that fence and get one!  It's worth it's weight in gold! 

Overall, our inspector was pleased with the quality of the home, but there were still things that needed to be addressed.  Here are the excerpts from the report:

Having the roof checked out is worth it... lots of issues found!









Some pretty decent sized mice could get into that hole!!! 


The siding workmanship had some issues.
 

 Ummm... are you kidding me?  They didn't do anything to clean up the ground before the turf went in.  LAZY, POOR WORKMANSHIP here!!!
 
Of course Ryan Homes didn't remove the dead tree before they built the house so we are going to have to have it removed after we close.  ANNOYING.



 This is laughably poor worksmanship.  Our inspector was pretty disappointed in this.
 


So yeah... We would have never known about this (well me anyways - I don't do crawlspaces!).  Nice big open sewer line!

This was on our first report and has not been fixed yet.  

Dear plumber... thanks for cutting a GIGANTIC hole in the floor for mice to come live in! And for not putting the insulation back!
 
 
 
Overall, it seems like a lot of stuff, but most of it is an easy fix.  We plan on having the inspector come back before our 10 month or 1 year check in to make sure that everything has been addressed.  That's probably excessive, but for the minimal amount of money it costs to have the inspection done, it will give us peace of mind. 
 
We learned a lot about the house during this process and we felt like it was well worth the investment!!!

  1. WOW! Yes for getting your own inspection completed! It may seem like a lot of finds, but just think if there was no inspector to find them (even on the roof). You guys did great with this one and I hope they address these items for you. I am sure you will make sure they get it done! Thanks for sharing all the great info!!!

    1. Yeah, I just talked to a neighbor that was not planning on doing an inspection because the sales rep told her they wouldn't fix anything. I told her to go ahead and get one because there is so much they know that we can't possibly know not being in that industry. It was so worth it to us!

  2. I second Eboni's "WOW!" comment! Roof stuff scares me because roof problems are expensive to fix! It looks like you got an awesome home inspector!

    1. Yes, our inspector was great! He used to build houses back when one builder did everything... so he's pretty particular and had such good first hand knowledge!

  3. Did local Government do any inspections, county/city, etc.? Around here there would be no way in hell that would pass. I'm sorry, but the roof was done by a complete hack. My Dad did roofing before and I helped on a few. That is beyond unacceptable. Your PM was completely asleep at the wheel. I would insist on a complete tear off in the areas that were so botched. Get a roof rep from the shingle company out there if your PM balks. God only know what errors were covered up. I got to say you're taking it in pretty good stride because I'd be absolutely blowing a gasket at some of that work. Also how the PM didn't catch that miserable trim work you showed is beyond me. Not trying to be a Debbie downer, but keep on their butts with these fixes. Most of what you showed needs to be torn out and redone. Totally unacceptable.

    1. Shockingly, yes... we've passed every inspection. I think parts of the roof stuff is just them being sloppy - not cleaning up, not fixing shingles, etc and thinking that most people don't go on the roof to check. I will say that our PM agreed that it was not okay is planning on addressing every roofing item listed.
      Our PM is also addressing all of the other items listed, so I'm giving them time to do so. I think they're going to redo all of the trim work on the stairs at this point.
      Will keep you all posted of course on the progress!

  4. Can I ask how much an inspector costs? After reading this we would like to check this out for ourselves ...also ho do you find one?

    1. You should definitely get an inspector. Even if Ryan Homes doesn't address everything, it's peace of mind knowing all of the ins and outs of your house. Ours was $425, but I think the range is $350 - $500 for the final inspection. Well worth it if you ask me.
      We also plan on having another inspection done at 10 months to make sure all items have been addressed and nothing new has popped up.

  5. Most inspections are normally in the $200 for a shorter inspection up to the $350ish range for a final. You can find inspectors in your area usually from word of mouth or Googling and reading online reviews. Just make sure your inspector is fully licensed for your area and is not a handyman/part time job situation. Most states have a licensing board and you can easily check to make sure they're properly licensed.

  6. Thanks so much for posting this. I have been on the fence about paying extra money to get an inspection. My husband was trying to lead me to agree when him and not get one. After reading this I'm 100% for the inspection. I know my husband thinks he can do the inspection himself, but I don't want to be blaming him when we finds things like this when it's too late. I'm going to have him read to help me talk him into it. If you don't mind me asking what company did you use for your inspection? It seems like they did really thorough job.
