6 days in...

Hey there!
I have lots to post about, but in no particular order...

Moving / Unpacking -
We got all of our stuff moved on Saturday and had one more trip on Sunday. Our entire garage is full of stuff. So far we've done a decent job unpacking the kitchen stuff. We've made decent progress on Sweet D's room, but we have a ways to go. Stuff is in the master, but not settled. 

Deliveries - 
Our couch was delivered today! It's a bohemeth!!! And I love it!!! The corner is all mine :)

Fence -
They started our fence yesterday, here's a look at the progress from the master.

And lastly, the downstairs is starting to come together but it's still a mess! 


I've been busy buying rugs and accent furniture. We still need to get curtains and shades hung... But we are moving right along!!!

Packing up!

It's been a super busy week! We finished painting the last 2 bedrooms (but still need to do touch up duty). Our appliances have all been delivered (but we are getting another fridge tomorrow since ours was dented and scratched). 

Cable and internet were set up today (although we aren't sure of it's working correctly). 

Lastly, we are moving everything tomorrow! We are so excited to finally be HOME!!! I can't wait to finally decorate and make this our forever home.

A Weekend of Painting & Deliveries!

Hey there!
I'm trying not to drop off the face of the earth, but I'll probably be doing quick updates for a little bit while we get moved. 
 
We closed on Wednesday and everything went smoothly - all of our paperwork was in order, so it was just signing and signing and more signing :)  All said, it was about an hour and we were done! 
 
Friday was a busy day:
 
We had the dead tree taken down... it's crazy to me how quick they are with something like that!  We are cutting up the tree to use as firewood for the firepit we hope to have one day!
 
We also prepped the master bedroom & bathroom, guest bedroom & bathroom for painting.  We painted all day Saturday and Sunday as you can see!

We painted the master bedroom Hale Navy by Benjamin Moore.  We still need to do one more coat though.

We will definitely need to do another coat of paint in this room too.  It's Fiddlehead Green by Benjamin Moore.

We did hire painters to paint the entire downstairs... best $900 I've ever spent!!!

We also painted the kitchen in Harbor Gray by Benjamin Moore.  Our appliances were delivered on Friday too.  Here you can see the refrigerator - but we have to send it back because there is a dent in the freezer door.  Our dryer was not delivered, so I'm trying to figure that out now. 
 
You can also see our barstools.  And we decided on the backsplash for the kitchen - more to come on that too!

Overall - it was a crazy busy weekend!!! We plan on moving in this upcoming weekend and we CANNOT WAIT!!!

It's Official!

We closed!!! The process was fairly simple, no surprises & lots of signatures!


Tonight we are going to have a pizza picnic in our new house! So excited!!!

It's the Final Countdown!!!

We close tomorrow.
As in TOMORROW!!!
That's the day after today, in case you were wondering :)

I am just over the moon excited!  Our final walkthrough went well yesterday, they are fixing almost everything on our inspection list as well as some additional things that we noticed.  I'll have a summary for that soon, but for now... Here is the rest of my countdown, continuing from my previous post:

Reason #7 I can't wait to move in: Four bathrooms! FOUR! I grew up with just one bathroom, so clearly I have a problem with thinking I need for four the three of us… But hopefully we will have a bigger family one day and will never have to worry about fights for shower or bathroom time :)  And it's going to be great for family when they come visit - they have their on en-suite!

Reason #6 I can't wait to move in:  My nice big backyard!  Part of what drew us to our neighborhood was the lot sizes.  They aren't huge, but they are much bigger than the postage stamp that comes with a lot of new neighborhoods.  My husband really wanted a big backyard, so now he gets to enjoy it!  And once we get the patio and fence put in, it's really going to be great!  I can't wait for spring already!!!

Reason #5 I can't wait to move in: My fabulous kitchen!  I fell in love at first sight when we went into the Rome model and saw the kitchen.  I mean, it's just gorgeous!  I love the cabinets, the granite, the floors - it looks great all pulled together.  And I cannot wait to cook!  I have an Island! I have space!  No more getting stuck in our old galley kitchen!  I can spread out and bake!  Can you tell I just can't wait to enjoy that kitchen?  :)

Reason #4 I can't wait to move in: Seeing all of our choices come together, not just our Ryan Home selections but also getting to decorate the interior. I didn't do a lot of that I feel like in our last house, but I'm really getting to do that with this house.  I've been working with an interior designer/decorator over the past few weeks to pull things together and it's been so nice!  More to come on that!

Reason #3 I can't wait to move in: If I'm being honest, having lots of new stuff is pretty cool. New house, new furniture, new appliances!  Because this house is so much bigger, we're having to get some new furniture pieces as well as update some other items (ahem, couch!).  We also hadn't done much in the way of "grown-up furniture" in our last house.  It's been so much fun to think about the fact that will be the first ones living on this property, living in this house, and using all of the appliances and everything else.

Reason #2 I can't wait to move in: Entertaining! We love to have people over and the Rome floorplan really allows for that. I can't wait to host a baby shower's bridal shower's birthday parties and anything else I can think of in the years to come!  And once we have the patio complete, it's going to be great for entertaining outside too! No more renting spaces - we can have all the parties at our house!!!

Reason #1 I can't wait to move in: Our new neighborhood and the community of families all around us!  We are so excited to be in a new development where it seems like there are so many opportunities to make new friends since everyone is new! There seem to be a lot of children as well, which we love! I am so looking forward to this being our forever home and our forever neighborhood!

Final Home Inspection

We had our final home inspection on Saturday.  It started at 2 pm and ended after 4:30 pm, so it was a nice thorough time spent looking over the house.  If you are on the fence about doing a home inspection, get off that fence and get one!  It's worth it's weight in gold! 

Overall, our inspector was pleased with the quality of the home, but there were still things that needed to be addressed.  Here are the excerpts from the report:

Having the roof checked out is worth it... lots of issues found!









Some pretty decent sized mice could get into that hole!!! 


The siding workmanship had some issues.
 

 Ummm... are you kidding me?  They didn't do anything to clean up the ground before the turf went in.  LAZY, POOR WORKMANSHIP here!!!
 
Of course Ryan Homes didn't remove the dead tree before they built the house so we are going to have to have it removed after we close.  ANNOYING.



 This is laughably poor worksmanship.  Our inspector was pretty disappointed in this.
 


So yeah... We would have never known about this (well me anyways - I don't do crawlspaces!).  Nice big open sewer line!

This was on our first report and has not been fixed yet.  

Dear plumber... thanks for cutting a GIGANTIC hole in the floor for mice to come live in! And for not putting the insulation back!
 
 
 
Overall, it seems like a lot of stuff, but most of it is an easy fix.  We plan on having the inspector come back before our 10 month or 1 year check in to make sure that everything has been addressed.  That's probably excessive, but for the minimal amount of money it costs to have the inspection done, it will give us peace of mind. 
 
We learned a lot about the house during this process and we felt like it was well worth the investment!!!

It's Electric..Boogie, Woogie, Woogie!

WE HAVE LIGHTS!  Real working lights!  And they look beautiful in the evening (especially since it's getting darker and darker, earlier and earlier)! 

My friends - those are lights that you see! 
 
I cruised through the house while the electricians were there checking on everything. So much fun seeing LIGHTS ON!!!  Loved getting to see the under-cabinet lighting. 
 

They also had the floors down in the morning room!!! I'm in LOOOOOOVE!!! 
 



Also, as promised, here is a better picture of the fireplace.



And a close up of the porch stone.  It's a little darker than I wanted... grr! 

We have our inspection scheduled for Friday even though they won't be quite done with everything.  I wanted to be sure the inspection report could be sent to our PM with time to make any corrections that are needed.  The only other time the inspector had open was Tuesday, and since we close on Wednesday, I felt like that was cutting it close. 

I can't believe that we'll be homeowners again this time next week!!!
